Balanced but Softening: Ottawa Housing Market Shifts Toward Higher Supply

  4. Months of Inventory (MOI): Rose from 3.6 months in October to 4.2 months, reflecting a generally balanced market. However, there is a clear disparity across property types:

    • Single-family: 4 months

    • Townhomes: 3.1 months

    • Apartments: 7.3 months (Very high)

  5. Average Sale Price: $680,496, a year-over-year increase of just over 2%. This growth is largely driven by the single-family home segment, which continues to climb. The average price for single-family homes in November 2025 was $825,827, up 4.8% compared to November 2024 and up 4% year-to-date.

  6. Townhome Insight: Surprisingly, the average price of Townhomes—an investor favorite—has dropped. The November average was $542,607, coming in lower than both October’s figures and last year’s year-to-date numbers. For buyers with investment goals, entering the market now could be a great opportunity to snag a deal.
