2025 August Market Update
1️⃣ Housing Inventory: A bit of good news for sellers is that both the total active listings and the number of new listings have decreased compared to June and July of this year. The reason is the rise in sales volume and the increase in buyers this month, which finally helped to absorb some of the previously accumulated inventory, giving the congested seller's market a chance to breathe.
2️⃣ Sales Volume: A total of 1,236 homes were sold in August. Although sales in the summer of 2025 have slowed for two consecutive months, this is consistent with the market's seasonal shift from summer to autumn, and with the current economic and employment sluggishness, I honestly didn't anticipate August would be better than previous months. However, there is good news: sales increased compared to last August, specifically by 12.1%. This aligns with what we've observed: last August, many sellers were holding out, unwilling to sell at a lower price, but this August, many are willing to come down and sell according to the actual market conditions. We've observed that it's very common for single-family homes in several popular neighborhoods to sell after a price drop of $50,000 to $100,000 from the asking price. The same is happening with new home builders, many of whom have recently started dropping prices by as much as $50,000 or more, gradually releasing increasingly attractive discounts and incentives.
3️⃣ Price:
Single-family homes: The HPI benchmark price has remained relatively stable, at $700,100 in August, marking a 1.5% year-over-year increase.
Townhouses: This segment is performing strongly, seeing the largest price increase. Its HPI benchmark price is $466,200, an 8.3% year-over-year increase. This is very representative. The townhouse market is still the most sought-after among the three property types, as the price point of a townhouse is the only one affordable for most first-time young families or investors.
Condominiums: The market is relatively weak, especially in the downtown areas. The HPI benchmark price for condos is $412,300, a slight year-over-year decrease of 1.1%.
1️⃣房源数量:对卖家来说有一点好消息是,对比今年六七月,总活跃房源数量和新上市房源数量都下降了。原因是这个月的成交量上升,买家增多,总算是消化了之前积累的一部分房源,能让拥挤的卖家市场喘口气。
2️⃣销量:8月份共售出 1,236 套房屋 。尽管2025 年夏天的销量连续两个月放缓,这与从夏季到秋季的市场季节性变化一致,而且现在经济和就业萎靡,说真的我也没有预期八月会比前几个月的状况更好。不过有一个好消息就是,销量与去年八月份相比增长了,并且增长了 12.1% 。这与我们观察到的现象是一致的:去年八月很多卖家还在僵持着不愿意低价出售,但是今年八月,很多卖家愿意放下身段,按照市场的实际情况出售。我们在几个热门小区也观察到独立屋从 asking price 到降价 5-10 万最后出售是非常常见的事情。同样的情况也发生在新房建筑商,很多新房最近也纷纷降价动辄五万起,逐渐放出越来越多诱人的折扣和优惠。
3️⃣价格:
独立屋 (Single-family homes): HPI 基准价格大致稳定,8月份为 70万100加币,同比增长 1.5% 。
联排别墅 (Townhouses): 该细分市场表现强劲,价格涨幅最大 。其 HPI 基准价格为 466,200 加元,同比上涨了 8.3% 。这个是很有代表性的。现在 townhouse 的市场还依旧是三种房型里面最抢手的,因为对于第一次买房的年轻家庭或者是投资客来说,也只有townhouse的价格是绝大部分买家可以承受的范围。
公寓 (Condominiums): 市场相对疲软,尤其是在市中心区域 。公寓的 HPI 基准价格为 412,300 加元,同比略微下降了 1.1%
